The Upper Flat, Craig-y -Don, is sunny in summer and has central heating and a log fire in winter. It's ideal for family holidays or for a snug, relaxing time away from it all. The flat has stunning views of Cardigan Bay and of the pretty village of Llangrannog, which is just one minute's walk away, down the hill.

There is ample car parking behind the house and the flat is accessed either by a grassy slope or by a stone staircase cut into the cliff. Please note that both the grass and the steps can be slippery in wet conditions; take good care when using them as we cannot accept responsibility for accidents.

The accommodation

Outside the flat's front door is a large patio, equipped with table, chairs and barbecue. The patio and garden have breath-taking views over the beaches, towards Lochtyn Hill and Point, and further, on sunny days, towards the mountains of North Wales. Seals and dolphins are often spotted from here.

The entrance hall contains plenty of hanging and "welly" space, plus a drying cupboard for beach things. The large fridge-freezer and the clothes washing machine are also located in this room.

The main sitting room has comfortable sofas, a TV plus a selection of games and books. Views from here are over the village and the beach.

The dining room which seats 8 comfortably has a fireplace and gives access to the kitchen area, which is very comprehensively equipped with dish-washer, electric twin oven with ceramic hob, a second under-counter fridge, microwave, and various small appliances. Views from these rooms are over the beach and onto the lawn.

On the entry floor, bedroom 1 has a king-size double bed and overlooks the village.

On the same floor, bedroom 2 has a single bed and also overlooks the village.

On this floor is a bathroom with airing cupboard, shower over the bath, wash basin and WC. Next door there is a separate WC and wash basin, plus storage space.

Internal stairs lead to the top floor. Bedroom 3 has a king size double bed and separate single bed and has a beautifully light westerly aspect over the lawn and the sea towards Ireland.

Bedroom 4 is the spacious master bedroom with king size double bed and view over the village.

On this top floor is a brand-new, spacious and beautifully-equipped shower room with wc and basin. The washing machine and separate tumble dryer are also located here.

The location

Only one minute's walk, down the hill are Llangrannog's two pubs, The Ship and The Pentre Arms, both of which offer pub snacks as well as good quality restaurant meals. The two cafés in the village - The Patio and The Beach Hut - which serve cakes, ice-creams as well as the more healthy options for main meals. The village shop has a good range of fresh, frozen and tinned foods, as well as newspapers, wine and everything you need for the beach.

Our area

Llangrannog beach is sandy, has plenty of rock-pools and the main bay has a summer RNLI Lifeguard service so it's a haven for families with small children. For the more adventurous, there are fabulous cliff walks, pony trekking, canoeing, paintball, museums, castles, model train exhibitions, animal farms, and even butterfly colonies. There are tourist offices in New Quay, Aberaeron and Cardigan.

Payment information

We ask for a deposit of 30% in order to reserve the property. Two months before your arrival we ask for the rental balance as well as a security/breakage deposit of £100. This is returned at the end of your stay unless we need to arrange cleaning after you leave, or in case of breakages.

We ask for a contribution of £6 per night towards the cost of electricity and oil-fired central heating. This does not apply in July.

We never planned to let out the upper flat so haven't tried to keep it in 'holiday let style' but it's the position and the views in particular which our repeat visitors love and because we get so many requests we decided to let it out on a 'take it as you find it' basis. You will need to bring your own bedlinen, towels, tea-towels and bath mats and leave the flat in a clean and tidy condition at the end.

It is a family holiday home that is very comfortable and well-equipped but we admit that some of the decor is a little old-fashioned and our policy is to improve this little-by-little. For the majority of guests this is not considered a problem at all and it does not affect their stay. Of course if you have any specific questions about this please don't hesitate to contact us.

We therefore ask you for an advance security deposit of £100. When you leave, our caretaker will check the flat. Assuming that it is in a suitable state for the next visitors, your deposit will be returned shortly after. Thank you for your understanding and we are sure that you will have a wonderful holiday.
